The formula in plain language

Tile count is the room area divided by the area of one tile, with the grout joint added to both the width and the length of the tile. Round up to a whole tile. Boxes are the tile count divided by the number of tiles in a box, rounded up.

A worked example

A 10 foot by 12 foot floor is 120 square feet. A 12 inch tile with a 1/8 inch joint covers about 1.02 square feet, so the floor needs 118 tiles before cuts. Buy extra for the cuts along the walls.

Area is the measurement under paint, tile, flooring, and a price per foot. This tile calculator and cost estimator result should agree with paint coverage and carpet for the room.

Mistakes that move the answer

  • A 12 inch tile with grout is slightly larger than one square foot. Ignoring the joint overbuys by a little, which is safer than underbuying.
  • Diagonal layouts need more waste than a straight grid.
